Representation Summary:

Difficult to say if I Support or object without indicative numbers of planned houses / infrastructure changes. By definition there will need to be significant upgrades in roads in the surrounding towns to accommodate the increase in traffic.
Also difficult to comment on the planned industry - without knowing what types of industry are likely to be attracted to such a site.


Our response:

Comment noted.
The SPD takes forward the requirements of Policy LPRSP4(A) of the Local Plan Review which established the site to contain approximately 5,000 new homes with mix of tenures, including affordable homes, new employment and a full range of supporting services and facilities.
Section 6.10 sets out guidelines and principles for employment, and the types of new employment space to be provided, but does not define the specific occupiers.

Representation Summary:

No. The comments all relate to the site and are silent on the impact on the adjacent towns and villages. Clearly there will be some impact. (Notwithstanding the intention to have this minimised by creating a Garden City). As you should know from the precedents the 60s and 70s Garden Cites, it was the unintended consequences of the settlements that caused some concern. These should be addressed explicitly.

Officers agree that the issues should also reference wider potential impacts across the area.
Additional commentary has been added to Chapter 3.3: Constraints Opportunities to acknowledge wider impacts across adjacent areas.
Figure 18: Infrastructure Requirements as per the Local Plan Review acknowledges the need for necessary off-site highway mitigation
