We refer to the above proposed development and would advise that we near to the proposed site at Landor Court, Hempstead.
We attended Maidstone BC's presentation at Bredhurst regarding the plans for LGD as we have serious concerns relating to potential flooding of our property shown in the plans. The representative of MBC was unable to give an answer to any mitigating solution to prevent the flooding. We have lived in our property fo 42 years and have never been flooded. Any proposed plans should not cause flooding to any existing properties. We would point out that in the plans there is provision for 5 permament ponds which obviously acknowledges that when the land is built on, it would create changes to the water table.
We would request,therefore, a joint visit by a representative of the Lead Local Flood Authority (LLFA) and yourself to familiarise all parties with the topography of the land immediately behind our property.

The SPD provides principles and guidelines relating to 'Water Management at Chapter 6.10.
Officers agree that an additional principle should be added to replicate the requirements set out in Policy LPRSP4(B) in terms of needing to ensure that flood risk is not exacerbated elsewhere.

In section 6 of the document we can find no reference to height of the industrial units which are planned near to our property or the operating hours of these units. Additionally, no comments have been made regarding nuisance created by noise and light pollution.
We should also like to know what considerations have been included for the minimisation of air pollution caused in the construction process.
The building heights are consistent with the Local Plan Review and the employment guidelines originally intended for consultation which were subject to a short additional consultation refer to the 9m building height, 600sqm footprint limit and further relevant guidance to mitigate impacts on the KDNL including reference for lighting.
