Q2: Do you agree that the correct key issues and elements have been identified in relation to the context of the site?

Representation ID: 34

Received: 05/11/2025

Respondent: Mrs Laura Maclaren

Representation Summary:

NO - it is basically a developers guide to how they meet the planning requirements not an indication of what the development will look like, or an assessment or sharing of real data to assess the impact on local communities so that mitigation of issues can take place

Our response:

Comment noted.
The SPD sets out guidance and principles across a number of key themes and topics, especially within 'Section C: Placemaking & Design Guidelines'. Each theme has a clear section which sets out 'Key Principles/Guidance' specific to each theme.
Officers consider it important for the SPD to provide sufficient context and explanation to enable future planning applications to address the full range of issues.

Our response:

The SPD is providing additional guidance. Future planning applications will set out more details around the proposed layout of buildings, uses and infrastructure across the site. All future applications will be the subject of consultation and future decision making.

Q3: Are there any issues and elements which you feel are inaccurate or missing?

Representation ID: 37

Received: 05/11/2025

Respondent: Mrs Laura Maclaren

Representation Summary:

There is lots of maps on the site location, but not on the detail plans, infrastructure, transport routes, and or data to support the provision of services, or transport expectations. It seems the public are being kept in the dark about the detail, and not therefore given an opportunity to really look at what is planned to make a meaningful response. Which I think is done by design

Our response:

Comment noted.
The Framework Plans set out at Chapter 5 of the SPD capture the key structuring elements and principles, whilst also allowing for appropriate flexibility for further design work to consider matters in more detail and bring forward appropriate proposals.
Future planning applications will set out more details around the proposed layout of buildings, uses and infrastructure across the site. All future applications will be the subject of consultation and future decision making.
The SPD sets out guidance and principles across a number of key themes and topics, especially within 'Section C: Placemaking & Design Guidelines'. Each theme has a clear section which sets out 'Key Principles/Guidance' specific to each theme.
Future planning applications will have to consider and demonstrate how they have addressed all stated requirements.
