Also, safe access and egress is considered when dealing with planning applications in these areas.

Accommodation on non-allocated sites Policy TR7 (D) flooding We would encourage development to be placed outside flood zone 3a and 3b due to flood risk. The applicant will need a specific flood risk assessment to be approved by the EA to address the flood risk concerns in the area. Also, a sequential and exception test will need to be passed where necessary.

Most of the northern half of Maidstone Borough is underlain by principal and secondary aquifers that provide drinking water and base flow to rivers. Groundwater in these locations is at risk of pollution from potentially contaminative land uses if such activities are not managed appropriately. When identifying locations for gypsies and travellers, regard must be had for the sensitivity of the underlying groundwater and whether any proposed activities by site occupants presents a risk of pollution, for example vehicle maintenance. Sites should have available connections to the mains sewer network or amenity blocks, as discharges to sewage effluent to the environment pose a risk of contamination, and in most cases must be controlled under an environmental permit.
